1. Premises and Station Description
Owner rents to Renter the designated booth / station / chair located within the licensed establishment:

The Salon operates under licenses issued by the Alaska Board of Barbers and Hairdressers. Renter has inspected the station and accepts it in its current condition for the practice of licensed services within Renter's scope.
2. Term
The Agreement begins on [[Start Date]] and runs on a [[month-to-month or fixed term of X months]] basis (the "Term"). Fixed terms automatically convert to month-to-month at expiration unless a new written agreement is executed. Either party may terminate under the terms below.
3. Rent and Payment Terms
Renter pays monthly rent of $[[Flat Amount or "XX% of gross service receipts generated at the station"]] due on the [[Due Day e.g. 1st]] of each month.

4. Independent Contractor Status (Critical)
Renter is an independent contractor and not an employee, partner, or agent of Owner. Nothing in this Agreement creates an employment relationship under Alaska or federal law.
Renter retains full control to:
- Set operating hours within the Salon's posted business hours
- Establish service prices and packages
- Accept or decline clients
- Choose service methods, products, and techniques (subject to Board rules)
- Hire support staff only with Owner's prior written consent at Renter's sole expense and liability
Renter is exclusively responsible for:
- All federal, Alaska state, and local taxes (including self-employment tax and estimated payments)
- Professional liability insurance and any required business coverage
- Tools, equipment, and supplies not expressly provided by Owner
- Any local business licensing required for independent operation
Owner's role is limited to providing the leased station and access to common facilities.
5. Licenses, Insurance, and Compliance with Alaska Law
Renter must possess and maintain a current, valid personal license from the Alaska Board of Barbers and Hairdressers (hairdresser, barber, esthetician, manicurist, instructor, or other regulated category) and post it conspicuously at the workstation.
Alaska Shop Owner License Requirements: Per Board guidance, if Renter rents a booth and operates under the same business name as the host Salon, only a state business license may be needed in addition to the personal license. However, if Renter uses or advertises under a different business name, Renter must obtain a separate Shop Owner license from the Board plus an Alaska state business license. Renter is solely responsible for determining and maintaining the correct licensing structure and confirming with the Board.
Renter shall maintain professional liability insurance of at least $[[1,000,000]] per occurrence and provide proof upon request. Renter shall comply with all current Alaska statutes, Board regulations, sanitation standards, and health/safety rules. Owner maintains the primary establishment licensing where applicable and ensures common areas meet standards.
6. Use of Premises, Common Areas, Utilities, and Sanitation
Renter has use of the assigned station plus reasonable access to common areas (reception, restrooms, break room, dispensary) during Salon business hours.

Renter obligations:
- Maintain station in clean, sanitary, professional condition at all times
- Use only Board-approved EPA-registered disinfectants with proper contact times
- Follow all single-use item, storage, and waste disposal protocols
- No alterations or permanent fixtures without prior written consent
Owner maintains structural, common area, and building systems in good repair.
7. Client Records, Ownership, and Non-Solicitation
Client Ownership: Clients served by Renter at the station belong to Renter. Renter owns the client relationship and service records for those clients.
Renter shall keep accurate client records required by the Alaska Board (service details, products, health notes). Upon termination Renter may remove copies of Renter's client records consistent with any legal retention obligations.
Non-Solicitation: During the Term and for [[60-90 days]] following termination, Renter shall not actively solicit clients introduced solely through the Salon relationship for services at another location, to the extent permitted and enforceable under Alaska law. Clients who independently seek Renter are unrestricted.
8. Products, Supplies, Retail, and Tax
Renter may supply and use Renter's own professional products and retail. Owner-supplied items (if any) are billed as noted: [[e.g., "Backbar at cost; retail purchased by Renter"]].
Renter is responsible for collecting and remitting all applicable Alaska sales and use tax on services and retail sales. Owner may require shared POS reporting.
Renter shall not use or offer any products prohibited by the Board or federal law.
9. Conduct, House Rules, and Quiet Enjoyment
Renter shall operate professionally, respect fellow renters, staff, and clients, and avoid nuisance or interference with others' use of the Salon.
Renter shall comply with the Salon House Rules attached as Exhibit A, as may be reasonably updated with notice.
10. Insurance, Liability, and Indemnification
Owner's insurance covers the building and common areas only. Renter's personal property, tools, products, and client claims from Renter's services are not covered by Owner.
Renter shall indemnify and hold Owner harmless from claims, damages, losses, and expenses (including attorneys' fees) arising from Renter's negligence, misconduct, breach, or client services.
11. Termination
Either party may end this month-to-month Agreement with [[30]] days' written notice.
Owner may terminate immediately upon material breach including loss/suspension of license, failure to maintain required insurance, serious Board rule violation threatening the establishment license or client safety, non-payment after notice, or illegal activity.
Upon termination Renter shall:
- Remove personal property within [[7]] days
- Leave station clean and in good condition (ordinary wear excepted)
- Return all keys, fobs, and Owner property
- Pay any outstanding rent or charges
12. Default and Remedies
Failure to pay rent or material breach without cure within applicable Alaska notice periods allows Owner to pursue all legal remedies including termination, possession recovery, and damages.
13. Notices
Notices must be written and delivered by hand, certified mail, or email with read receipt to the addresses above. Effective upon receipt or three business days after mailing.
14. Governing Law, Severability, and Entire Agreement
Governed by the laws of the State of Alaska. Venue in courts of [[Municipality/Borough, Alaska]].
Invalid provisions do not affect the remainder. This Agreement (with exhibits) is the complete understanding; amendments require signed writing. Electronic signatures accepted.
